Medgar Evers College

Our scope of work for the flooring contract consisted to install the following material and quantities: 48,000 SQ FT of VCT tiles, 25,000 SQ FT of 24”x24” Carpet Tile, 2,000 SQ FT of Cork Tile, 19,000 SQ FT of Forbo Linoleum Sheet vinyl with welded seems, 23,000 LN FT of Rubber Wall Base, 6,0000 SQ FT of Broadloom Carpet & 35,000 SQ FT of Epoxy Resin Floor. Our scope of work for the landscape/site work contract consisted on the following materials and quantities: underground irrigation system, 9,000 SQ FT of Brick Pavers on Sand Bed, 700 LN Ft of Pre-Cast Stairs, 21,000 SQ FT of Asphalt Paving, 1,100 LN FT of Concrete Curbs, 800 LN FT of Steel Faced Curb, 51 Trees ( Cherry, Magnolia, Dogwood, Zelkova, Pine), 923 Shrubs (Juniper, Andromeda, Yew, Rhododendron, Cotoneaster), 197 Giant Bamboo, 4785 Ground Cover (Ivy, Creeper, Grass).

The Cozine House - 1060 Cleveland Street

A new construction 5,000 SF one story building to house 12 Office of Metal Retardation and Developmental Disabilities clients. We drove 62 timber piles to a specified 20 ton load. A concrete grade beam tight all piles together and structural steel was raised above piles and concrete. The design of the building is intricate and consisted on 11 different roof heights. We install aluminum clad wood windows and doors, GWB wall partitions, Epoxy floors and walls, laminate flooring, hollow metal frames with FR wood doors, door hardware, millwork manufactured in our in-house millwork shop, painting, landscaping, plumbing sewer, water and storm connections. Obtain all permits for DEP connections, concrete walkways and asphalt parking.

31 Chambers Street

We rehabilitated and restored 22,000 SF on the 2nd floor of a NYC landmarked building located on one city block. All 12 feet high plaster walls were restored with Diamond Veneer plaster 3 coat system. All 36" high White Carrera marble wainscoting were poultice. Trenching of existing floors were made to allow to run new heating and cooling units into existing radiators behind decorative grilles. All new HVAC system upgrade. Trenching was performed with great cautions as not to disturb building's structural brick vault floors system. Electrical work was extensive and all pipe lines were imbedded in floors and walls. All plumbing was upgrade in two large communal bathrooms of 9 stall each and one single private bathroom. Extensive millwork work was installed for electrical closets (9 total), toilet partition doors reproduction, bathroom enclosures, reproduced doors to be incorporated in the conference room and kitchen cabinets. Restoration of early metal cases, decorative grilles for heating system. 16 ft metal and glass wall system was installed so not to disrupt space and to rehabilitate area. 22,000 SF of flooring was installed: carpet tiles, subway ceramic tile and mosaic floors. Installation of pendant light fixtures throughout. Installation of light sconces in fireplaces. Light cleaning of dark color marble fireplace mantels.

Queens Family Justice Center

Rehabilitation of tandem modular buildings installed on premises at Queens Supreme Courthouse in the 1960’s. Modular buildings were gut out in their entirety and built to accommodate a pilot program for abused women and all supporting staff including the NYC Police Department. Space was sub-divided into multiple departments. A total of 7 bathrooms were created, a kitchen pantry, children’s daycare center, compartmentalized HVAC system, HM doors and frames, electronic hardware for strict use by staff. A new SBS roof was installed. Multiple pitch packets for units and dunnage to support new HVAC. New electrical lines had to be run from nearby building to support demanding new electrical load. All lines were imbedded underground. New millwork was manufactured in our in-house millwork shop. New windows and glazing were part of this project.

Queens Borough Hall - Redbird Visitor Center

Rehabilitation of a REDBIRD number 7 train wagon, the ultimate icon of the borough of Queens. We built a concrete and steel foundation for the wagon. Existing sliding wagon doors slice at a push of a button on the inside and the outside of wagon to simulate a regular subway car. Custom millwork was built in our in-house millwork shop. New electrical lines and HVAC systems were incorporated in wagon underground and above ground. A cedar wood platform surrounds wagon for access to the public.

Homefront Relocation - Richmond Supreme Courthouse

10,000 SF of complete restoration and rehabilitation to incorporate two new courtrooms and associated supporting staff areas. Work consists of plastering walls with Diamond Veneer plaster; lay-in ceiling tiles, firestopping, extensive HVAC upgrade, Electrical and Plumbing systems. All mechanical lines were imbedded in floors, walls and ceilings. Two new doorway openings were created in 21" thick bearing walls. Work consisted in intricate tripe steel lintels and terra cotta block restoration. All millwork reproduced from other courts in the building.

Conference Room - Manhattan Supreme Court

A simple room was stripped of all interventions through many renovations made throughout years of neglect to reveal a spectacular jewel. Once sheetrock walls and bookcases hid 1900's Quarter Sawn Red Oak colonnade, woodwork, and hand painted murals on canvas. Hollow flush doors were replaced with ADA compliant pair of doors that were designed to replicate original doors in building. New radiator covers replaced dilapidated ones and period light fixtures were specially designed for this space and attorney's area below. We had to selectively remove existing plaster ceiling and design and install steel reinforcement structure so that new light fixtures could be supported. All ceiling work was reinstated to its original condition.

Public Access Area - Brooklyn Apellate Courthouse

We were given the task to work closely with the Chief Clerk of this building and ourselves to restore layout and architectural elements lost through numerous construction interventions since 1933. Our main task was to replicate a 33 LF public access main counter in solid American Walnut wood stained to match original woodwork in building. While reproducing the counter, we incorporated modern use on the side of the staff to make space for electronic equipment, small reference library, storage for stamps, etc. We also designed a side cabinet to replicate counter. We also reproduced the picture rail moulding that had since disappear and the baseboard moulding. All eight existing doors into this space were refinished. We installed 2x4 cork flooring in the staff area and we design a layout in the public area with marble tile, field and accent, and brass trims. Two elevator cabs wood panels were refinished.

Goodman Jury Room Door - Manhattan Supreme Court

We were instructed to Design and Build commemorative wooden entrance for a long time member of the NYC Supreme Courthouse, Norman Goodman. We removed historic doors that did not comply with the ADA law and enlarged opening to allow for new ADA compliant double door historic replica and arched transom. Work consisted to install steel lintels and modify the existing terrra cotta block walls. We removed the existing marble wainscot to be reinstalled once door frame were installed. All profile of stone baseboard and top rail were reproduced on pieces of new marble wainscot. All new stone was match closest to existing marble. New wood doors, moulding crown and casing were reproduced from adjacent stone profiles in our in-house millwork shop.

ADA Compliant Courtroom - Manhattan Supreme Court

Modify existing wood paneling to allow for a new ADA compliant reproduction wooden door. Install wheelchair lift within new millwork built and around new platform and railing. All woodwork to replicate existing in building. All new casing reproduced original profiles were manufactured and installed. Work entailed electrical components for new automatic door closers to judge's bench, corridor doorway, wheelchair lift and wheelchair lift doors. All adjacent plaster disturbed during construction was restored to its original state.

Brooklyn Borough Hall

The Brooklyn Borough Hall building is an important landmark for NYC and very endeared to Brooklyn as it is the oldest building in this borough. Our tasks consisted to restore the original Portico doors: three sets of 12 feet high double doors dating circa 1850. Approved door hardware was installed on all three sets of doors. The preservation of the Tuckahoe Marble Portico steps with JAHN Historic Mortar and Stone Dutching of Tuckahoe Marble in landing area with onsite stored marble from renovation in the 1980’s when the last of the Tuckahoe Marble quarry was exhausted. As this is a NYC landmarked building, we had to replicate existing side entrance door and install. This door is the only handicapped access into the building therefore new automatic door hardware equipment was installed with all associated electrical work.

In Progress: Emergency Room Extension to Coney Island Hospital

A new construction 10,000 SF one story building to house an extension to the emergency room while the hospital is full function and without disruptions. The work consists of utility infrastructure connections to public work, driving mini piles, concrete, structural steel, glass curved curtain walls, roofing, GWB wall partitions, flooring, hollow metal frames, door hardware, interior finishes, millwork, landscaping, site work.

In Progress: Family Courthouse - Temporary Hearing Rooms

Installation of four tandem modular units to create additional hearing rooms for the family court in Staten Island which includes a child care area. Due to the site proximity of the shore line, soil type and steep site condition, engineers designed for the units to sit on 24 steel pipe 20 tons pile system. Pile caps, retaining walls and a rat slab completed and tie this assembly. New concrete site walks, new asphalt parking area and extensive landscape with the inclusion of a landscaped retaining wall, Geotextile soil erosion control system and extensive utility infractures underground such as detention tanks, manholes and trench drains to the public sewer.
